Your service relationship is with the housing providers (customers) who choose you to perform services at their properties. Housing Urban Management helps coordinate communication, scheduling, documentation, and administrative support while establishing the standards that govern participation in the Provider Network.
No. Emergency service participation is optional. However, providers who offer emergency availability are often more attractive to customers seeking long-term service relationships and may receive preference when selecting a primary service provider.
The Company's coordination platform uses provider availability preferences when routing emergency service requests. When providers do not accurately represent their emergency availability, customers may experience service delays and may be forced to seek assistance outside the Network. This can increase administrative costs, reduce pricing predictability, and limit the benefits of working with a known and trusted provider. For this reason, providers are encouraged to keep their availability preferences accurate and up to date.
Yes. Routine service calls are generally authorized up to $300, while emergency stabilization work may be authorized up to $750. If the scope of work or cost is expected to exceed the applicable limit, providers should obtain approval before proceeding.
Approved invoices are typically processed twice per month. Invoices submitted from the 1st–15th are generally paid on the 25th, and invoices submitted from the 16th–end of the month are generally paid on the 10th of the following month.
In many cases, yes. If scheduled services cannot be completed due to missed appointments, unavailable access, denied entry, or other circumstances outside the provider's control, reasonable trip charges or cancellation charges may apply.
The most successful providers are responsive, communicate clearly, show up when scheduled, and complete work professionally. Providers are generally expected to respond to scheduling confirmations, and other coordination-related communications within 1–4 business hours. Timely communication helps prevent delays, duplicate administrative work, and service disruptions.
The Network utilizes Vendoroo, an AI-assisted coordination platform that helps manage communication, scheduling, documentation, invoice collection, and service tracking. Rather than replacing a provider's existing business systems, Vendoroo helps keep customers, occupants, and providers working from the same information throughout the service process.
